What a House Refurbishment in Cambridge Involves

Refurbishing a whole house is mostly a question of order. The disruptive, hidden work goes first: strip-out, any walls coming down, then rewiring, replumbing and heating while floors are up. Plastering follows, then doors, skirtings and architraves, then the kitchen and bathroom, with flooring and decorating last. That sequence avoids cutting into new finishes. If the kitchen is the centre of your plans, see our kitchens page.

In older town and village houses, opening up a little before fixing the budget can show what a wall is carrying, the state of the joists, and whether the wiring and pipework are past their best.

Decide early whether you will live in the house during the work. An empty house is quicker to work through, with less dust to contain. If you are staying, phase the job so you always have a working bathroom and somewhere to cook.

Regulations That Apply to Renovation Work

A refurbishment can touch several parts of the Building Regulations at once. GOV.UK lists these among the jobs needing approval:

  • replacing a fuse box and its connected electrics (new circuits in a rewire are notifiable under Part P)
  • installing or replacing a heating system, or adding radiators
  • replacing windows and doors
  • replacing roof coverings on pitched and flat roofs

Installers in a competent person scheme can self-certify much of this, and GOV.UK warns that without approval you may lack certificates you need when you sell. Removing a load-bearing wall needs building control approval and a structural engineer’s report. In a terrace or semi, cutting into a party wall falls under the Party Wall etc. Act 1996, which requires a party structure notice to the neighbour at least two months before that work begins.

Moving internal walls does not need planning permission, but alterations affecting a listed building’s special character, inside included, need consent, and working without it is an offence. Conservation areas add controls of their own, for example over some demolition. If you are unsure where your home stands, ask your council’s planning and building control teams first.

Recent Refurbishment Projects

In Newmarket we refurbished a dormer bedroom, turning an eaves alcove into a calm, modern room. Custom joinery led the way: a feature wall of white-painted panelling against sage green walls, and made-to-measure internal shutters around the casement window. LVT flooring, flush LED downlights and an insulated drop-down loft hatch finished it. Our carpentry page covers this kind of joinery.

Our Royston extension and refurbishment turned a traditional property into open-plan living. A two-storey rear extension made room for an open kitchen and dining space built around an island, with full-width anthracite grey bifolds onto a flush patio.

Home Renovation Across the Area

We take on home renovation work in Cambridge and Newmarket, and in towns and villages nearby such as Royston, Melbourn, Meldreth, Newnham, Madingley, Bottisham, Swaffham Prior and Balsham.

House Refurbishment FAQs

What affects the cost of refurbishing a whole house?

Scope is the main driver. Redecorating and new flooring is a very different job from a rewire, new heating, replastering and a new kitchen and bathroom. Structural changes, what turns up once walls and floors are opened, the age of the property and the finish you want all play a part.

Should I refurbish in stages or all at once?

Doing it in one go means the disruptive trades, such as rewiring, plumbing and plastering, happen together and nothing new gets damaged later. Staging spreads the outlay and can let you stay at home, but plan the order so early work is not undone: rewire and update the heating before a new kitchen goes in, and finish structural work before you decorate.

Do I need a structural engineer to knock through a wall?

If the wall is load-bearing, building control will expect calculations showing the beam and its supports can carry the load, and those normally come from a structural engineer. A wall that looks like a simple partition can still be holding up floor joists or a wall above, so have it checked first. Steel beams generally need fire protection as well, often by boarding and plastering around them.

What should I check before buying a house to renovate?

Look closely at the roof, the age of the boiler, the wiring and consumer unit, and any damp or cracking. Ask the seller for certificates covering past electrical, gas and window work, plus building control completion certificates. Check whether the house is listed or in a conservation area, and look up past applications on the council’s planning register.
