Builders in Cowlinge

Thatched cottage refurbishments, garden rooms, extensions and maintenance across Cowlinge's greens, south-east of Newmarket.

Ask someone in Cowlinge where the middle of the village is and you may get several answers. Suffolk’s historic environment record describes a parish with no single centre: homes gather around Hobbles Green, Lambfair Green, Pound Green and Mill Green, and along Queen Street and the road to Lidgate. The church stands on its own to the north-east. In all, the parish runs about three miles from Lidgate in the north to the edge of HMP Highpoint in the south, with the Cambridgeshire border, and Kirtling, along its north-western side.

Branches Park and a brick tower

A large part of the northern parish is Branches Park, a 200-acre estate laid out by Capability Brown. Its mansion dated from the 1720s but was demolished in the 1950s and replaced by three large houses. The estate left its mark on the church too. St Margaret’s is mainly 14th century, built of flint and stone rubble, but its square west tower is red brick, put up in 1733 by Francis Dickens of Branches Park. The church is listed at Grade I and still holds most of a rood screen from around 1400, one of only two in Suffolk with its original gates and hinges.

Cottages of the greens

The older houses scattered around the greens are mostly timber-framed, plastered and thatched. Several were listed at Grade II in 1974: Kiln Cottage, 17th century with a thatched roof half-hipped at one end; Pound Cottage, from the 18th century; and Holly Cottage, 17th century with two dormer windows. Cowlinge Hall is timber-framed and plastered too, under a tiled roof with a red brick stack.

Thatched cottages tend to have small rooms, low doorways and steep stairs, and owners usually want more light and space without losing the feel of the place. A careful refurbishment can go a long way, and for a home office or hobby space, a garden room adds room without touching the cottage at all. Where an extension is the answer, it needs to sit well beside the original building.

Clay, rain and upkeep

The county’s parish summary lists the soils as slowly permeable clays, which hold water after rain and shift as they dry. On old houses with shallow footings, that can show up as cracks that open and close with the seasons, sticking doors or damp at the base of walls. Regular property maintenance, especially clearing gutters and keeping drains and ground levels right, does a lot to protect timber frames and plaster.

Cowlinge is in West Suffolk, so West Suffolk Council is the authority for planning and listed building consent. Listed status covers the interior as well as the outside of a building.

We have a listed thatched cottage on one of the greens. Can we open up the ground floor?

Removing walls in a timber-framed cottage needs care, because partitions are often part of the frame. On a listed building, it will also need listed building consent from West Suffolk Council. A good starting point is a survey of the frame, then a conversation with the council's conservation officer. We can carry out the agreed work and any repairs uncovered along the way.

Cracks in our old cottage come and go through the year. Should we worry?

Seasonal cracking is common on clay soils, which swell in wet months and shrink in dry ones, particularly near trees. Small, stable cracks are often cosmetic, but cracks that keep widening need looking at properly, sometimes by a structural engineer. We can check gutters, drains and ground levels, which are frequent causes, and repair the plaster or brickwork once the cause is understood.

Could a garden room work for a cottage with a big plot?

Where a cottage has a generous garden, a garden room is a practical way to add an office, studio or guest space without altering a period house. We build them insulated and fully finished inside, with power and lighting. Size, height and position affect whether planning permission is needed, and listed status matters too, so check that with the council early.
